BALANGA CITY, Bataan – More industrial and housing spaces are expected to be developed in Bataan as the government has programmed vital infrastructure projects to spur growth in the West Central Luzon corridor.
Luis G. Gonzales, a well-respected real estate broker and licensed appraiser based in Mariveles town, this province, has revealed that foreign and local investment firms have undergone extensive evaluation on the top level business prospect of the historic peninsula .
The exceptional transformation of the province into a burgeoning category as industrial and commercial hub is the outcome of widespread infrastructure projects with the expansion of Roman Expressway tagged as a main road artery and its modernized traffic safety management mechanism features.
Gonzales, a former municipal administrator of Mariveles, explained that extremely basic public works strategy such as the on-going expansion of Clark Airport and Subic-Clark railway would prepare an efficient and effective route for importation of raw materials and for export of finished products whose primary objective is to decongest the Port of Manila.
He observed the current market trend in real estate business with growing demand for socialized housing projects due to heavy migration of factory workers and professionals with the continuous inflow of locators in the three towns of Mariveles, Limay and Hermosa and the City of Balanga.
Gonzales explained that medium-sized land owners have been continuously improving the accessibility of their properties by constructing road network and other amenities to capture the rising exigency for industrial and housing spaces in the periphery of economic zones and industrial areas.
Speculators have foreseen the pressing problem and have considered an option of partnering with local government units to acquire land and develop industrial space which is subject to land use plans and ordinances.
